What does this calculator estimate?
A market value calculator estimates a property's worth by multiplying its area by a price-per-square-foot figure, then adjusting for quality and condition. Enter the area, price per square foot, and adjustments to get a quick value estimate.
- Base value = area × price per square foot
- Quality + condition adjustments shift the estimate
- A quick estimate, not an appraisal
How market value is estimated
The most common valuation screen multiplies a property's area by the price per square foot of comparable sales, adjusted for quality and condition. It gives a ballpark to check asking prices before a professional appraisal.
Limitations to watch for
Price per square foot varies with location, lot size, and property type — use comps from the same area. Quality and condition adjustments are judgment calls. This is a screen, not a formal appraisal or market analysis.
How to use it in practice
Find recent per-sq-ft sales in the same neighborhood, enter the area, and adjust for how the property compares. Use the result to evaluate listings and offers — then get an appraisal for financing.
["Enter the property's area.", 'Enter the comparable price per sq ft.', 'Adjust for quality and condition; read the estimate.']
What market value means
Market value is the price a willing buyer and seller agree on in an arm's-length transaction — not the asking price, tax assessment, or insured value. For real estate and investments, it is the reference point for buying, selling, and borrowing decisions.
Comparable sales approach
For property, the standard is comparables: recent sales of similar homes in the same area, adjusted for size, condition, and features. The average of 3–5 adjusted comps is the estimated value. The calculator accepts comp prices and averages them with optional adjustments.
The income approach
For income property, value = net operating income ÷ cap rate. A building with $30,000 NOI at a 7 percent market cap rate is worth about $428,600. The calculator supports both comp-based and income-based estimates so the method fits the property type.
Replacement cost and value
Replacement cost (what it would cost to rebuild) is a floor for insurance and a sanity check for value. Land value plus replacement cost minus depreciation gives a third estimate. Comparing all three methods narrows the real market range.
A worked example
Three comps at $290,000, $305,000, and $315,000, with a +$5,000 adjustment for the subject's larger lot: adjusted average ≈ $305,000. The calculator shows the unadjusted and adjusted averages so the estimate is defensible.
How this calculator works
Formula
Estimated market value = area (sq ft) × price per sq ft × quality factor × condition factor.
Worked example
2,000 sq ft at $150/sq ft with standard quality and condition: ≈ $300,000.
Assumptions to verify
- The $/sq ft rate comes from similar local comps.
- Quality and condition adjustments are reasonable.
- The estimate is a screening tool.
Frequently asked questions
How do I estimate market value?
Area × comparable price per sq ft × quality/condition adjustments: 2,000 × $150 = $300,000.
Where do I find price per square foot?
Recent sold listings in the same neighborhood — divide each sale price by its area and average.
How accurate is this?
It's a screening estimate — within 5–15% if your comps are good. Appraisals refine it.
What are quality and condition factors?
Adjustments for finishes, layout, age, and upkeep relative to the comps.
Why is my $/sq ft different from Zillow?
Different comp sets and adjustments — verify against actual sales, not estimate sites.
Does land value matter?
Yes — land-dominated markets distort $/sq ft. Use it carefully on vacant land.
Is this an appraisal?
No — appraisals use full market analysis with physical inspection.
What is market value?
The price a willing buyer and seller agree on in an arm's-length transaction.
What is the income approach?
Value = net operating income ÷ cap rate, used for income property.
Is market value the same as asking price?
No — asking price is a seller's target; market value is what the market supports.
