What does this calculator estimate?

A price per square foot calculator converts between total price, area, and the per-sq-ft rate. Enter any two to find the third.

  • $/sq ft = price ÷ area
  • $400,000 ÷ 2,000 = $200
  • The standard real estate comparison

Why price per square foot matters

Per-sq-ft pricing normalizes properties of different sizes so you can compare listings — a 2,400 sq ft home at $400k is cheaper per foot than a 1,800 sq ft one at $350k. It's the default lens for real estate, renovation, and construction estimates.

Limitations to watch for

$/sq ft varies with location, lot, and finishes — compare within a neighborhood. The ratio ignores land value and layout efficiency. Use it with other comps, not alone.

How to use it in practice

Compute the rate for each comparable sale and listing in the area. Use the backward mode to estimate a home's value from the area's rate. Pair with the market value calculator for adjusted estimates.

What price per square foot means

Price per square foot divides a home's price by its area: a $300,000 home at 1,500 sq ft is $200/sq ft. It is the standard unit for comparing real estate within a market.

The comparison limits

Price per square foot ignores lot size, condition, finishes, and layout. Two homes at the same $/sq ft can be very different values. Use it within a market and home type, not across neighborhoods or property classes.

A worked example

A $275,000 home at 1,250 sq ft: $220/sq ft. A $350,000 home at 1,800 sq ft: $194/sq ft. The calculator returns the ratio from price and area.

Renovation context

Construction pricing is often quoted per square foot: $150–$300 for reno depending on scope. Comparing purchase $/sq ft with reno $/sq ft makes the full cost of a fixer-upper visible.

Seller and buyer uses

Sellers use $/sq ft to price against comps; buyers use it to screen listings quickly. The calculator handles both directions — price from rate and area, or rate from price and area.

How this calculator works

Reviewed 2026-08-25 · BoringToolsKit Editorial Team

Formula

Price per sq ft = price ÷ area. The tool also works backward: total price = area × rate.

Worked example

$400,000 on 2,000 sq ft: $200 per square foot.

Assumptions to verify

  • The area is the living area (not lot).
  • Comparisons use similar property types.
  • The rate reflects the local market.

Frequently asked questions

How do I calculate price per square foot?

Divide the price by the area: $400,000 ÷ 2,000 = $200/sq ft.

How do I estimate a home's value from the rate?

Multiply the area by the local rate: 2,000 × $200 = $400,000.

What is a typical $/sq ft?

It varies wildly — $100–150 in many US metros, $500+ in premium coastal areas.

Does lot size count?

No — the standard uses living area. Land value distorts per-sq-ft comparisons on big lots.

Why do two similar homes differ per foot?

Location, condition, finishes, and layout efficiency all shift the rate.

Can I use it for rentals?

Rent per sq ft is the same concept for comparing rental rates.

Is this the same as the market value calculator?

Similar — this converts price/area/rate; the market value calculator adds quality and condition factors.

Is it a good comparison metric?

Useful within a market and home type; weak across neighborhoods and classes.

What does a renovation cost per square foot?

$150–$300+ depending on scope and finishes.

Can I price from $/sq ft?

Yes — rate × area gives the estimate.
