How these real-estate tools work
The tools apply standard financing and appraisal arithmetic: monthly payment from the amortization formula, escrow from annual tax and insurance divided by twelve, PMI from the loan-to-value band, area conversions with exact survey factors, and ROI from net operating income against total project cost.
The formula is printed on every page with its assumptions, so an estimate can be traced line by line. Inputs are editable, which is the point: your local tax rate and quotes override any default.
Choosing a tool
Buying questions start with the affordability and mortgage tools, holding-cost questions with escrow and PMI, renovation decisions with the ROI tool, and land or floor-plan questions with the area converters. Comparing two offers is usually a two-tool job: the payment tool for the monthly reality, the ROI tool for the longer horizon.
Honest limits
These are planning estimates: they exclude closing-cost variations, local tax quirks, and insurance market swings that a lender quote includes. Never treat an editable-input estimate as a loan offer.
