How drywall is estimated

Drywall sheets are standard 4×8 feet (32 sq ft), 4×10 (40 sq ft), or 4×12 (48 sq ft). Total area ÷ sheet area, plus waste, gives the sheet count. A 12×10 room with four walls at 8 feet has roughly 352 sq ft of wall area — about 11 sheets of 4×8.

Ceilings and openings change the count

Ceilings add area that walls miss, and door/window openings reduce it — but most estimators count full wall area and let the openings absorb waste and offcuts. For a typical room, subtracting openings saves 10 to 15 percent of sheets; not subtracting is the safer rule for cuts and mistakes.

Waste by layout

Straight, boxy rooms waste 5 to 10 percent; rooms with many corners, angles, and vaulted ceilings waste 10 to 15 percent. Long sheets (4×12) reduce joints and waste on long walls but are heavier and need two people. The calculator defaults to 10 percent waste.
